		<description>

		MTA 20-Year Needs Assessment October 2023

		After starting at the MTA in Winter 2022, my first project was working on developing their 20-Year Needs Assessment – an ambitious, broad, and comprehensive blueprint that outlines the MTA region's transportation investment needs for the next 20 years.

		When we first started envisioning what we wanted this report to look like, we knew it needed to be more data-driven, more transparent, and more engaging and accessible to the folks who have most at stake: our riders.

		This document takes a hard look at the state of the system, underscoring the urgent need for renewing and upgrading our existing infrastructure. It also advocates for picking up the pace in modernizing the system for the 21st century, with an aim to foster a more accessible, resilient, and sustainable transit network.

		For the first time, rather than limiting ourselves to only discussing the projects we think will get funded, we did a detailed and honest accounting – a gargantuan task analyzing the state of millions of assets worth over $1.5 trillion dollars and laying them all out for the public to see the full scale of our needs.

		Our journey in crafting this report was a dive into uncharted waters. The way we approached data and the colorful and engaging narrative we built around hard facts significantly contrasts with past publications. We've not only analyzed complex topics but translated them into a language that hopefully resonates with everyone, making the report a more visual, accessible, and engaging tool to empower the public to advocate for a better transit future.

		And if you know me, you know I needed to make it an interactive website, too.

	HR&#38;amp;A Public Reports 2019-2022

From 2019-2022, I worked at HR&#38;amp;A Advisors - a consulting firm that specializes in providing strategic advice on real estate, economic development, and urban planning issues to public and private-sector clients. I worked alongside a talented team of experts to help a range of clients make informed decisions about how to grow and develop urban areas sustainably and effectively.

Over the course of my tenure at HR&#38;amp;A, I specialized in developing advanced methodologies to analyze market trends, economic conditions, and community needs to provide clients with recommendations on how to create vibrant, livable, and economically thriving communities. I worked across a broad cross-section of projects including the development of funding and governance plans for new parks, leading economic impact analyses, designing affordable housing strategies, or developing policies to help attract businesses and jobs.
Here’s a select sample of publicly available work that I contributed to during my time at HR&#38;amp;A:

	Wordles With Friends

Like most people, my family has gotten really into Wordle. We have a group chat where we share scores everyday and complain about particularly hard words. We had a good sense of who was doing better than others, but I wanted to make it a bit more competitive... Wordles With Friends is a text-bot that automatically tracks all Wordle scores in any group text-chain based on the standard Wordle "Share" format. Once all members of the group chat have shared their scores for the day, the bot tabulates rolling scores and shares the current leaderboard.The bot awards points based on the number of guesses.

	IHCDA Indiana Housing Dashboard
On behalf of the Indiana Housing and Community Development Authority, I developed an interactive web-based dashboard to showcase metrics measuring relevant demographic and housing related trends for the whole state and across all counties.
Combined, these metrics form the baseline of a housing needs assessment meant to inform the public of the state of housing production and affordability where they live in order to highlight inequities and help to better promote racially equitable outcomes through the allocation of housing resources across the state.

	Miami DDA Interactive Office Market Report
Working on behalf of the Miami Downtown Development Authority I helped drive a shift away from a prior focus on PDF market reports to a new web-based format featuring an interactive scrolling narrative that combines the timeliness and dynamism of live dashboards with the nuance and critical lens of a research brief.
This&#38;nbsp;modular structure contains a series of interactive graphics and charts that ingest and transform live data from a variety of sources and displays the outputs instantaneously accompanied by a static narrative that provides color to recent development trends and draws attention to the dynamism and potential of Downtown Miami.

	Mobile Location Data Analysis
To support a variety of projects across the country assessing the impact of COVID on small businesses, I’ve looked to the data vendor SafeGraph.

SafeGraph’s core product is a comprehensive dataset of "locations where consumers can spend money and/or time” which they enrich with anonymized mobile location data using a proprietary attribution model to estimate visitation trends for these places.

Purely a raw data vendor, SafeGraph leaves it up to you to make the data actionable. Using this data I’ve developed custom Python modules to conduct a variety of analyses such as:
understanding the catchment area of whole retail corridors, extrapolated to understand what share of visitors are local, regional, or out-of-market tourists.
charting the visitation trends of specific categories of retail to understand which sectors are driving recovery.
assessing the impact of interventions such as open streets on the performance of small businesses.

Using these analyses, HR&#38;amp;A is able to produce tailored assessments of the current state of local small businesses and develop specific recovery strategies targeting the areas of most need.

		<title>Zillow Data Scraper - Google Chrome Extensions</title>

	Zillow Data Scraper: Google Chrome Extension&#38;nbsp;
In residential real estate analysis, data on trends in the single-family market is hard to come by. Public data from local jurisdictions are seldom easy to access and rarely are they comprehensive.Zillow maintains an extensive database for most markets containing information about property sales that they source directly from the local municipal agencies responsible for recording real estate transactions.
In order to utilize this data which should be accessible to the general public, I’ve developed a custom data scraping script to assist in exporting search queries and packaged it as a Google Chrome extension — slapping a simple user interface on top of the script, allowing anyone to easily scrape data directly from Zillow’s website.

	COVID Retail Recovery Interactive Narrative&#38;nbsp;What attributes will determine how retail corridors recover from COVID-19?

Using&#38;nbsp;Live.XYZ’s unprecedented retail dataset, I developed an interactive data narrative for HR&#38;amp;A’s newsletter to inform NYC’s retail corridor recovery. I analyzed unique metrics that might serve as either assets or liabilities in determining recovery potential.Built with D3.js, this “scrollytelling” piece allows users to interact with the narrative to explore the unique retail composition of three NYC retail corridors.The report was picked-up by&#38;nbsp;Crains, Politico, and the Bronx Times.

	Google Maps Place ExtractorGoogle makes its Maps “Place” data available via radial location search through their API; however, the structure, number, and completeness of places returned in any one query makes it difficult to accumulate bulk place data.
In order to analyze trends in the distribution of New York’s small businesses, I assembled a recursive algorithm to methodically drill down from any given point and radius, allowing users to scrape place data for whole neighborhoods or even cities.
The Python script exports a CSV of place data including coordinates, place name, type, and ratings as well as a GIF of the radial recursion used to compile all of the data.

	Isochrone Mapping Tool
Travelsheds, also know as “isochrones”, map the set of destinations that can be reached from a specified location within a given time-budget. The resulting geometries give quick visual cues about location accessibility and can be further used in geospatial analysis to answer questions like:

How many people live within 10 minutes of a park?
What is the number of businesses/jobs accessible from a new development?

 &#38;nbsp;For HR&#38;amp;A Advisors, I developed a web-based isochrone mapping application that leverages OpenTripPlanner to create a graph of city transportation infrastructure, merging local street networks and public transportation schedules.I’ve layered on a simple point-and-click front-end that allows users to determine the average accessibility of any given point by various modes of transportation and time-distance and export the resulting shapefile for use in further geospatial analysis.&#38;nbsp;
